Are the existing buildings protected from demolition?

No, the council’s policy is to prioritise brownfield land for new homes.

Will this development provide parking for the new residents?

Yes, there are nine new homes and nine car parking spaces. 

Is this over-development?

No, this is just a nine-home scheme, and in line with council policy to provide new homes.

Will this affect the property value of my house?

We are confident that regeneration of derelict land can only boost property values in the area.  However, we should add that house price values are not considered by the planning department when deciding on whether or not to approve an application.

Is it not possible to reopen the riding school here, or use the building for community use?

We recognise that any change is difficult, and it is sad to see the old riding school disappear.  Whilst there are no plans to re-open the riding school or use the buildings for community use, we will make sure our architects are aware of the previous use of the site, so this can be reflected in their designs in some way.

How many people will live in the new homes?

The 9 homes are comprised as follows:7 Flats and 2 Houses

Can you amend the designs in any way?

We are holding this consultation so that we can hear your views about the designs and all aspects of our proposals.

 

Will this set a precedent for other new developments in the area?  

No. Any planning decision does not set a precedent for other developments. Planning committee members have to judge each new scheme on its own merits.

Will this development over-shadow our homes or cause privacy issues?

No, we have carried out a day-light and sun-light study, and this does not have any adverse effect. The new homes are suitably positioned away from neighbouring buildings to minimise overlooking.

 

Will the sub-station affect this development?

We are building a new substation and are in regular contact with UK Power Networks (UKPN).

Is there a covenant on these buildings?

We are not aware of any covenants.

Do you need to consider fire safety?

All new buildings are assessed against very high fire current safety standards.

Will this have an adverse effect on the nearby ancient forest?

An arboriculture survey has been commissioned by the applicant. The impact on the nearby ancient forest is minimal to none since only trees within the site will be removed and replaced appropriately.

Will this cause a negative traffic impact on the local area?

A transport survey will be conducted to better understand how the new homes will affect local traffic. Servicing of the building such as waste collection and deliveries will be done within the site. 

Can we discuss any elements of the scheme with the developers?

Yes, we are very happy to discuss any elements with local residents.  Please register on the website to come along to one of the events.  We are also happy to meet residents if you wish – please let us know.

How will you deal with construction traffic?

Prior to the construction of the building, the applicant is required to submit a traffic management plan, detailing plans to mitigate the impact of construction traffic.

Have you considered bats and other wildlife onsite?  Can you consider reducing light pollution from spot lights etc, given the wildlife in the vicinity?

An ecological survey will be conducted to better understand the surrounding wildlife. Elements of the landscape design take the local wildlife into consideration and aim to maintain the delicate balance between development and protection of wildlife.   

Will you be including a cycle parking area?

Yes, there will be one cycle parking space for each home. 

I am concerned about the height of the new homes. Can you look at this?

The new homes will be 4 storeys tall. A daylight and sunlight survey has been carried out and the new homes are suitably positioned away from the neighbouring buildings to minimise overlooking and overshadowing.  

Will your development be providing any Community Infrastructure Levy (CIL) money?

Yes, the development will be providing CIL.
